In March of 2006 owner, Gerry Herringer and developer, Lenn Pratt, of Pratt Ordway Properties approached the EDA with a redevelopment concept for the 2101 37th Avenue property. The concept contemplated a senior living facility to the north and some commercial space to the south side of the lot. The EDA entered into a Preliminary Development Agreement on March 28, 2006.
In November of 2006: 1) a Comprehensive Plan Amendment re-guiding a portion of the property from commercial to high-density residential was approved, 2) A preliminary plat was approved, and 3) A portion of the property was rezoned from General Business to R-3 Limited Multi-Family Residential.
The EDA applied for and received from Anoka County a CDBG grant for demolition of the old theatre in an amount of $115,000. Then the EDA approved a Contract for Private Development with Pratt Ordway, LLC and the builder Comforts of Home.
The Contract includes a Comforts of Home building with 58 units for seniors needing assisted living facilities, an attached Montessori School, and a 1.06 acre commercial lot for the proposed new City Liquor Store.
In February of 2007 the Apache 6 Theatre building was demolished.
On April 26, 2007 a Ground Breaking Ceremony for the Comforts of Home Senior Facility was held on the site. Construction of the complex should start sometime in the summer of 2007.
The new City Liquor Store construction started in the summer of 2007.
